4. How Much Should You Charge When Renting Your Property? Top
Due to the scarcity of lodging in some cities during special events, most hotels and vacation rentals elevate their rates. It's the simple principle of supply and demand: A large number of travelers seeking a smaller, somewhat fixed number of rooms will drive up prices to a rate that only the most motivated travelers will pay.

Things To Consider:

1. What Are the Prevailing Hotel Rates in the Area During the World Equestrian Games.
2. Factor In Your Location
3. What Is Your Emotional Price Point
4. Additional Amenities You Can Offer

Other Ways To Determine Rental Price
Some people charge a daily rental fee based on the value of your home using a multiplication factor between .0050% and .0040%.  For example, if your home is valued at $300,000, you may choose to use a factor of .0050% --  $300,000 X .0050 = $1,500.  In this example you would charge a rental fee of $1,500 per day.

You may decide to adjust your rental rate based on additional factors such as:

1.  Condition of your home
2.  Proximity to the Horse Park
3.  Extra amenities in your house (gameroom, hot tub, swimming pool, etc.)
4. Availability of amenities such as stalls, paddocks, barns, etc.

Please keep in mind that you can adjust your asking rental fee on the website at any time.

9. I manage a number of different rental homes in the area, about 50 in total. Do I have to purchase an online ad for each unit? Top

10. How do I price my space if I list as a host? Top
Like every other listing, it depends on location and condition of the space being rented.  Basic hotel rooms are being listed for approximately $250.00 per night, which seems to be a fair starting price for WEGHomerental customers.
11. What efforts are you making to market my property to potential renters? Top
Actively marketing our services nationally and internationally. We are advertising at all the events and in all the publications specifically targeting people coming into town for the World Equestrian Games. Just a few examples of the publications and events we are promoting your listing are:

- Rolex Kentucky 3-Day Event
- Junior League Horse Show
- International Equestrian Magazines
- United States Equestrian Federation
- Equestrian Magazine & Online
- And many, many  more

12. Our home is furnished with antiques and expensive art. How can we be careful about damages and or possible theft? Top
Regarding your valuables, we recommend you do a few things in preparation:

  1. Remove all your personal items and smaller valuables prior to turning the property over to renters
  2. You should take pictures of all your valuables, every piece in every room...not a bad idea anyway, in case something happened at any time.
  3. Contact your insurance company.  Inform them of your intentions to rent during this period.  Make sure the language of your policy covers any theft that might occur, and make sure you're covered.
  4. Get a "healthy" deposit from your renter.  As a guideline, we would recommend an amount between 10%-20% of the rent total.  Example...if you rent for $2,000.00 per day....16 days...equals $32,000.00......minimum deposit $3,200.00- $6,400.00.  This would go a long way in correcting any damages to your property.

1. Why should I list my property for equestrian rentals with WEG? Top
Because of where your home, condo or villa is located (equestrian area) your property may appeal to the thousands of visitors, participants, and vendors that frequent  your area each year and often search for unique accommodations’,  besides just the use of a hotel.  We market your property aggressively within the industry and the Web to make your property seen to the industry.

2. Does my property need to be right near the facility to have rental success? Top
Absolutely not, our marketing reaches many different potential renters that all have different specifications and budgets that your property may appeal to.
3. Does my property have to be a home? Top
Not at all, a condo, villa, townhouse, barn, or even specific rooms to rent can all be utilized by the various participants, vendors and visitors to the equestrian venues.

4. Can I modify my listing? Top
Absolutely, you will have log in capabilities to change pricing, photo’s or descriptions at any time.
5. What gives my property the best chances to rent and get repeat renters? Top
Several photo’s taken with care will best show your property.  Add shots from outside and inside the property, and try to take photos from the corner of the room to give the space the best perspective.  Provide what you describe, and be sure to deliver a clean home with all amenities that will be provided for the renter. Poorly delivered properties are often cause for deposit disputes, requests to cancel, or generally unhappy guests.
6. What if there is a dispute by the renter regarding the condition of the property? Top
WEG home rental will do everything to help, but if your description and photos of the property determine that they are not as the accommodations were delivered, it may result in the guest asking for a reduction in price, or cancellation.

7. When do I get paid for the rental? Top
WEG will release funds less commission 24 to 48 hrs after the guest moves in and finds the property is as described.

8. What does it cost to list my property with WEG Home Rentals? Top
WEG charges a 10% commission for each rental along with a onetime listing fee per year of $99.00. Unlike other Web based listing companies that charge you a large fee upfront to list, and do little to advertise your property afterward, WEG has structured our business to focus on finding you renters. Once your property rents, WEG Home Rental will refund you the $99.00 initial listing fee.
9. Do you guarantee you will rent our property? Top
No, as much as we would love to guarantee we will, we can’t promise that. We will assure you that we will work very hard to expose your property via WEG Home Rentals to the equestrian industry using our extended expertise in Web based marketing.
